It’s already August which means the state fair is just around the corner and school is just about to start. I keep getting asked: “Is now a good time to sell?” I wanted to give you some market information specific to the Matanuska-Susitna Valley so you can make an informed decision for your family.
- In June 2020, we had 151 sold listings. For June 2021 we had 206 sold listings.
- In July 2020, we had 219 sold listings. For July 2021 we had 218 sold listings.
- In June 2020, the median sales price was $285,000. For June 2021 the median sales price was $350,000
- In July 2020, the median sales price was $300,00. For July 2021 the median sales price was $335,000
“It is the best time to be purchasing a property right now.”
This is approximately a 37% increase year over year for our average sales price which is huge! So yes, it’s an amazing time to sell and take advantage of this market. Even the statistics in the last 30 days are still good news.
- 199 residential homes closed.
- The average days on market was 21 days.
- The median sold price was $335,000.
- We had 249 new listings hit the market.
- There were also 229 new pendings.
This means almost every home on the market sells within 30 days. The reasons we’re still seeing this great market are that supply is low and demand is still high because of the low interest rates.
